Everything you need to know before applying for a studio at Ala Wai King.
Our rent rates vary based on availability, length of lease and the size of the unit. Please contact us for pricing and availability.
We offer various lease terms to meet almost any need. The minimum length is 1 month. We offer incentives for 6-month and 1-year leases.
To apply, simply fill out our application form and mail, e-mail or fax it back to our office for consideration. There is no application fee at this time. The form is an Adobe PDF — get the free reader at get.adobe.com/reader. Please complete the application in its entirety. The person actually intending to reside in the unit should be listed as the applicant; persons applying to guarantee rent can be listed in the co-applicant/spouse/other area.
To qualify, we look for a monthly income equal to three times the rent, or financial documents with a balance equal to or higher than the rent required for the entire lease. We also review rental and employment history for the past five years.
Our on-site management office is open Monday through Friday, 9am–3pm, Hawaii Standard Time. We are closed Saturdays & Sundays and on Federal holidays.
Sorry, pets are not allowed in our buildings. This includes but is not limited to: dogs, cats, birds, fish, reptiles, etc.
We have a maximum occupancy limit of two persons per unit, due to their size. There are no age restrictions.
For move-in, we accept cash, cashier's checks or money orders only. Subsequent rental payments may be made by personal check if it is drawn on a local Hawaii bank. Sorry, we do not accept credit cards, PayPal, ACH, allotments or direct deposit at this time.
Parking is not included in the rent but is available for an additional fee. Parking availability varies throughout the year and there is no implied guarantee of parking with your apartment rental. Please ask about parking availability when you apply.
Access to the apartment floors is secured by an electronic access system allowing access only to those issued a proximity key fob. Our buildings are well lit at night and the whole property may be monitored by security cameras and recording devices. We use electronic keycards for unit access, similar to those in use at hotels, to make sure there are no "ghost" keys out there. Each lock is reprogrammed after a tenant moves out.
Electric and water are included in your rent.
Access to the Internet is available using the phone line and dial-up services available on the market. As long as the call is local, there are no additional charges. We currently do not have high-speed Internet available in the rooms. Due to current configurations in our building, access to high-speed internet via telephone (DSL) and cable systems (Road Runner) is not available. There are many commercial wireless systems available on the market, including Clearwire, Sprint, Skywave, and others.
Not exactly. We do provide a hot plate for cooking and a refrigerator. All units have cabinets and a sink for washing up. There are no ovens or microwaves. See our sample floor plan here.
All units are furnished with a bed, dresser, TV and stand, etc. Unfortunately, we do not have storage on the property, so we cannot remove the furniture.
No, we do not provide bedding, glassware, dishware or utensils. The beds are fitted with a bed cover and are either cleaned or replaced between residents. We also provide a shower curtain for the bathroom. We do not have irons or ironing boards in the units.
